Montenegro has been fêted as Europe’s new premier superyacht destination and that is as much to do with Porto Montenegro as it is with Montenegro’s considerable attraction as a cruising destination.

Set in the coastal town Tivat, within the deep fjord that is the Bay of Kotor – a UNESCO World Heritage site – this dedicated superyacht facility has been created out of a former naval base, capitalising on the natural and infrastructural assets that have long made it a strategic, sheltered and secure base for larger vessels.

A home port in the making

But Porto Montenegro is more than just a marina – it has been envisioned as a yacht home port with its own vibrant marina village and resort. In time its waterfront promenade will be the place to stroll of an evening, while visitors sip rakija in its bars and dine on Adriatic sea bass and black risotto at its restaurants, set against the spectacular backdrop of rugged mountains, clear blue waters and palm-fringed shores.

As the vision of Porto Montenegro takes shape, three waterside residences – Teuta, Ozana and Zeta have already been built and delivered, with homeowners living in them. The fourth building, Milena, is due to be completed in March 2012 and the fifth, Tara, was launched in summer 2011 and will be ready in summer 2012. The residences have been designed in a style that combines elements of the Montenegrin vernacular with Mediterranean features. Meanwhile, work has started on a bespoke luxury hotel and residences including a yacht club and spa in partnership with Regent Hotels & Resorts‚ one of the most prestigious global luxury hospitality brands.

Porto Montenegro’s homeowners come from places as diverse as the UK, Switzerland, Germany, Italy, Canada, France, India, Russia and the United States amongst others.

The marina

The hub of this comprehensive nautical facility, the marina itself, currently has 185 berths for yachts between 12 and 150 metres LOA.

In 2012, construction will start on new berths, which will double the marina’s capacity to 370 yachts. Fifty of the new berths will be reserved for yachts over 45 metres, making it one of the largest yacht ports on the Mediterranean with the greatest capacity for superyachts. The additional berths will be ready for occupancy by winter 2013/2014.

A third and fourth jetty are proposed which will bring the number of berths up to 630.

MARINA FACILITIES

Porto Montenegro is an official port of entry, with on-site customs and immigration, and has the advantage of being outside of EU tax and import regulations. Tax and duty free fuel is available at the marina for both private and commercial vessels. The marina offers 24-hour on-site security. Long-term berths are available with 15 and 30-year leases.

In Montenegro a 9% corporate, capital gains and income tax is applicable, while VAT on marine-related goods and services is 7%. Yacht-friendly legislation allows multiple changes to crew and passenger manifests throughout the season.

The Porto Montenegro village is burgeoning with new shops and restaurants. Joining its first restaurant – One – are a number of other restaurants and cafés, including a wood-oven pizzeria, while foodies can stock up at the delicatessen and bakery. Also springing up are fashion boutiques by leading UK brands, a sunglasses shop and an art gallery. Those wishing to attend to the body beautiful can avail themselves of the day spa and hair salon.

Other amenities include the Yacht Club, a Lido Mar – incorporating a 64 metre pool cantilevered over the sea with a lounge bar, restaurant and live DJs – a sports centre, nautical museum and even an international school.

For crew

Yacht crew may gravitate towards the crew bar in the Porto Montenegro village, but there are plenty of other distractions including a Crew Club with a fitness centre, yoga classes, squash and tennis courts, bowling, billiards and more. For crew staying in the marina over winter an 18-bed chalet in nearby ski resort Kolasin is offered free of charge. And then there is the Yacht Club with its international library, DVDs, lounge and movie nights.

For yachts
Porto Montenegro’s range of services include provisioning, tax and duty-free fuel, an on-site bonded warehouse and a 24-hour yacht concierge service, with marine-related goods and services being subject to a low 7% VAT.

SUPERYACHT MAINTENANCE AND REFIT

A superyacht refit and maintenance facility is being developed at a nearby 2.5 hectare site in partnership with Adriatic Shipyard Bijela. This facility, which is expected to be operational by 2013, will offer superyachts easy access to a respected refit provider, and is an integral component in Porto Montenegro’s role as a year-round home port.

What’s nearby

AIRPORTS
Porto Montenegro is within easy reach of three international airports – Tivat (7km), Dubrovnik (46km), and Podgorica (90km). All airports have facilities for private and commercial aircraft.

BAY OF KOTOR
Beyond the Porto Montenegro’s community and facilities is the destination of Montenegro itself. The Bay of Kotor, Europe’s southernmost fjord and the largest natural harbour in the eastern Mediterranean, is an idyllic nautical playground, and forms part of the country’s small but heavily indented coastline, providing plenty of idyllic anchorages, beaches and bays to explore, and clear and clean waters.

REGATTAS AND WATERSPORTS
Other than regattas hosted by the Porto Montenegro Yacht Club, there are watersports aplenty on offer including wakeboarding, kitesurfing, scuba diving and water skiing.

GOLF
A few kilometres from the marina an 18-hole golf course is currently under development. Jointly owned by Porto Montenegro, the course will offer priority access to marina residents and guests.

SPORTS, OUTDOOR ACTIVITIES AND SKIING
Montenegro’s hinterland offers a wide variety of outdoor activities, including hiking, mountain biking, horseback riding, bungee jumping, white-water rafting and even skiing. Two of the country’s ski resorts are within a few hours’ drive of the marina.
