How to get your own private-island property in Cyprus

9 December 2022 • Written by Laura Nicholls for Limassol Marina

Cyprus might not be where you’d expect to find a growing number of luxury homes tailored to boat owners. Yet in and around Limassol Marina, there’s everything from private-island villas and apartments – and all with a five-star service.

At the award-winning marina, these prestigious Cypriot addresses are a great opportunity for prospective property buyers, and there are only a few properties left for sale. Before the last remaining ready-to-move-in villas and apartments get snapped up, we take a look at why they’re one of the hottest places to be right now.

Exquisite private villas and apartments on the sea

As well as being on the sea, some of the villas and apartments at Limassol Marina are located on their own private island. Named the Castle Residences, these duplexes and villas are surrounded by azure blue water and private beaches and are available with two, three or four bedrooms. Despite their isolated feel, they can be accessed only via a bridge, they are still within reach of the development’s luxury dining, shopping and leisure facilities.

There is also the Island Villas which feature private berths for luxury yachts up to 60 metres attached to their garden and a choice of two, three or four bedrooms.

Characterised by innovative architecture, the properties at Limassol Marina are the most unique group of luxurious residencies in the region, and more than 88% of the apartments and over 96% of the villas have already been sold to at least 50 nationalities.

5-star service and facilities

Limassol Marina has established itself as one of Cyprus’ most vibrant hotspots.  Nothing has been left out in its line-up of restaurants, lounge bars, cafes, luxury boutiques and stores, and concierge services – so residents and berth-holders can rest assured they have everything they need right on their doorstep.

For the foodies, an eclectic and expanding mix of local and international cuisines – including Cypriot, Greek, Asian and Mediterranean – can be found in the marina. To chill out afterwards, guests can take themselves to the spa and fitness club for a full range of treatments and personal training sessions. Plus, the Peninsula beach and beach bar are just steps away from the marina residents.

There’s also an unparalleled repertoire of cultural events, exhibitions, and concerts that happen at the Marina. So far, the Limassol Marina Square, the Limassol Marina Helipad and the Peninsula beach have played host to more than 300 open-air events for thousands of guests.

The superyachts nearby

Located just minutes away from downtown Limassol, the world-class Limassol Marina has 650 berths for yachts up to 110 metres in length. All visiting superyachts are given fresh water and electricity supplies, 24-hour security and concierge services, crew facilities, fibre optic high-speed broadband, and access to fuel and waste removal. The services found inside the marina have been tailored to suit the entire yachting community, and there are flexible and affordable year-round berthing packages.

The award-winning marina has established itself as the superyacht hub at the gateway of the East Mediterranean, popular as a transit stop for the fleet passing East or West via the Suez Canal, and providing the perfect warm winter base for any yacht whose cruising tends to be focused around the nearby Greek Islands or the Turkish coast.

Limited availability on the only homes on the sea for sale in the Med

There are three remaining ready-to-move-in Island Villas, all of which are three or four-bedroom properties. Complete with private 20-metre berths attached to their garden, these homes are priced from €3.9 million.

The last few properties for sale at the Castle Residences are available in either two, three or four-bedroom configurations and are priced from €2.6 million. As with all the properties at the marina, residents benefit from 24-hour security, property management, concierge, and rental services.
