A $400 million Nikki Beach Resort and Spa is planned for Antigua’s Jolly Beach, bringing a five-star hotel, branded residences and a new wellness offering to the island’s west coast. Belle Rice explores the plans for the development, which is due to open in 2030, and what it could mean for the area’s appeal to yacht owners...
The soft sands of Antigua’s Jolly Beach are preparing for a serious shake-up as Nikki Beach Hospitality Group begins vertical construction on the two-kilometre stretch of shoreline this year in the early stages of a £300 million resort, due to open in 2030.
It’s a major bid to update the luxury offering on the island’s western side; in contrast to the north-east coast, which is home to the Oetker Collection’s Jumby Bay, and the southern shores where Curtain Bluff and Carlisle Bay dominate, this area has lagged on the five-star front and, for some time, has largely been viewed as a drop-off point for yachts rather than a destination in itself.
Developed in the 1980s by the Swiss owner of the Jolly Beach Hotel (who initially wanted to address the mosquito invasion affecting his guests), the end result was a full-service marina that transformed mangrove wetlands into a commercial development, complete with a gated villa complex and an 18-hole golf course.
In recent years, however, the area has needed regeneration as other parts of Antigua – and neighbouring islands – have kept pace with the ever-changing demands of epicurean guests with high expectations. The team at Nikki Beach is preparing to change all that, having chosen this sunny coastline for its first residences in the western hemisphere due to its synergy with their ethos.
“The island embodies everything our brand stands for – it has extraordinary natural beauty, a welcoming culture and a deep appreciation for living life outdoors,” explains CEO and co-founder Lucia Penrod.
Widely credited with launching the concept of the luxury beach club with her late husband, Jack, the original Nikki Beach in Miami was named for Jack’s daughter, who died in a car accident when she was 18. Thereafter, the brand has been built around the philosophy of celebrating life – and in the years since has become synonymous with an exceptionally free-spirited, fun-loving atmosphere that’s been successfully replicated in each of its locations around the world.
With this Caribbean iteration, a Nikki Beach Resort and Spa is for the first time centred not just on a five-star hotel and restaurant, but on a 360-degree lifestyle concept that will offer seven ocean-view, beachfront four-bedroom villas and 127 condos ranging in size from studios to three beds, with a choice of ocean, marina and garden views.
The branded residences – a first from a global group to be built on Antigua – are being designed “to bring together every aspect of the Nikki Beach lifestyle in one place”, says Penrod, and will reflect the top-tier service levels offered by the hospitality brand.
Developed with Canada-based Ayre Group and designed by HKS Architects, the plans reflect a refined yet relaxed sensibility that blends the laid-back Antiguan approach to life with a sense of polish – an unsurprising approach from the multidisciplinary masterminds behind projects including the Red Sea’s AMAALA Yacht Club and Belmond Cap Juluca.
The interiors, crafted by ROAM Interior Design Studio, are designed around a “Garden by the Sea” premise, with earthy, neutral colourways, eco-friendly fittings, state-of-the-art tech and softly curving furniture in white oak and teak, so the homes look and feel at one with the natural environment. Each will be offered fully finished and furnished.
Services for homeowners go well beyond the usual amenities that branded residences are known to offer. In addition to access to a number of on-site restaurants, bars and pools, plus the use of the Wellness Nikki Spa and the Tone Gym, which promises a massive 1,022-square-metre fitness centre, homeowners gain entry to a Private Residence Owner’s Lounge with a 24/7 concierge service, a gym and meeting rooms.
This lounge will be overseen by a director of residences who can arrange everything from private jet logistics to home management services. Also on the cards is a VIP pass for exclusive resort offers and benefits, plus a professionally managed rental programme.
More broadly, owners can also take part in the Antigua and Barbuda Citizen by Investment Programme, which offers a second citizenship to homeowners who purchase a property of over $300,000, meaning visa-free or visa-on-arrival entry with an Antiguan passport to 150 countries.
As work begins on this expansive resort, Jolly Harbour is getting a full facelift, with renovations to the golf course, a new sports complex and community-driven transformation projects in the works. The mood among islanders about the changes is generally positive – the Nikki Beach project alone is promising more than 400 permanent hospitality jobs (alongside hundreds during the construction process) and aims to provide a welcome boost to the economy, assisting Antigua’s long-term growth.
It’s also bound to be a boon for boat owners; not only is it a speedy 30 minutes from VC Bird International Airport, but the residences will be moments from Jolly Harbour’s marina, which has its own superyacht dock with two 30-metre piers that can accommodate boats up to 60 metres, as well as stern- and bow-to slips.
With 365 sandy shores to choose from, Antigua may be known as the island with a beach for every day of the year, but we know the one we’ll want to visit in 2030…
