On September 29th 2011 Marco Vandoni at Ocean Independence in Monaco told me he has a 50m x 10m berth for sale in the new marina at Porto di Imperia, Italy and today he says there's been a €500,000 price drop.
Only 27 nautical miles from Monaco, there are excellent views of the historic town of Imperia and the marina now consists of 1,400 berths from 5-90m.
